Community Association Managers manage a portfolio of HOA communities (a mix of condominiums, single-family, and townhome associations), generally kept within similar metro areas. Managers build up to 10 properties by year one, hold at 10 for the first two years, then grow to ~12. They provide guidance and direction to boards, work with vendors on community projects, and act as a trusted leader/advisor to help boards make decisions on what work they can do and afford. There’s no typical “day,” but responsibilities across a month include:Community Management:-Advise and guide association boards on policy issues within their scope of authority, and implement board decisions. -Recognize when to consult the association’s attorney for interpretation of statutes and documents. -Attend ~4?5 board meetings per month once at full portfolio (many in the evenings, roughly 50/50 remote vs. in person), and prepare monthly management reports and meeting agendas. -Perform regular property visits ? walking each property to note violations and maintenance issues (drive-throughs allowed in winter).-Handle day-to-day phone calls and emails, assist with dispute resolution/rules enforcement, and maintain association property records. Financial Management:-Review incoming work orders and approve/pay invoices (typically first thing each morning). -Report monthly on each association’s financials, CD renewals, and bids gathered for projects like asphalt, roofing, or gutter work; help boards understand their financial position. -Prepare budgets/projections and communicate board directives to the accounting department. Facilities Management:-Oversee association grounds and buildings; arrange maintenance, repairs, and replacement of common elements. -Identify qualified contractors, negotiate contracts, and oversee vendor activity; gather and present bids and proposals. -Respond to emergencies promptly (e.g., water leaks) and handle homeowner complaints (irrigation, snow removal, etc.)Logistics & Environment:-Office based in Eden Prairie.
