Job Description

Insight Global is seeking a Title Agent for one of our large AEC clients in the Richmond market. This individual will support right-of-way and land acquisition efforts across infrastructure projects primarily in East Richmond, the Northern Neck, and Gloucester regions.

The Title Agent will be responsible for conducting in-depth property research, sometimes tracing ownership history back 100 years, to ensure accurate ownership identification and prevent discrepancies that could impact project delivery.

Key Responsibilities

- Identify land and property ownership through extensive research using public records, historical documents, and local databases
- Research, review, and analyze titles; identify defects, discrepancies, and ownership conflicts, and outline curative actions to resolve them
- Conduct deep chain-of-title analysis to “decipher” true ownership, ensuring property rights are accurately validated before agreements are executed
- Review, prepare, and interpret land-related documentation including deeds, easements, leases, licenses, permits, and right-of-way agreements
- Support and potentially lead negotiations with landowners and their representatives to acquire easements, property rights, and access needed for project execution
- Partner with internal teams (title, survey, engineering, and construction) to determine optimal routing, access, and installation methods
- Read, interpret, and clearly communicate project plans to both internal stakeholders and external parties
- Serve as a liaison between internal teams, municipalities, counties, developers, and property owners to support right-of-way activities
- Secure civil permits required for construction, operation, and maintenance of infrastructure projects
- Resolve encroachments, damage claims, landowner concerns, and inquiries in a cost-effective and professional manner
- Plan and conduct property owner meetings, ensuring all communication is clear, accurate, and aligned with project goals
- Produce and maintain accurate parcel files and landowner contact records
- Enter and track project updates and documentation within a project management system to ensure timely completion of milestones

Pay Rate range: $25-$26/hr

Required Skills & Experience

- 3+ years of experience in title research
- Knowledge in all aspects of Right of Way, including project management, acquisition, title, permitting, due diligence, public relations and community outreach.
- Strong understanding of property records, including deeds, plats, easements, and title documentation
- Proven experience analyzing chain of title and identifying discrepancies or ownership issues
- Experience working with public records and local government systems (county/city offices)
- Extensive background in full title searches, curative title and experience in commercial real estate research
- A satisfactory driving record and valid state issued driver's license
- Strong organizational skills with a high level of attention to detail
