Position Overview
The Project Manager oversees the successful planning, execution, and completion of commercial construction projects. This role is responsible for managing schedules, budgets, contracts, and stakeholder relationships while ensuring projects are delivered safely, efficiently, and in alignment with client expectations and company standards.

Primary Responsibilities
Project Execution
Direct projects from initial handoff through final completion.
Establish project strategies, objectives, and execution plans.
Coordinate internal teams and external partners to maintain project momentum.
Ensure project goals related to budget, timeline, quality, and client satisfaction are achieved.
Budget & Financial Oversight
Prepare and track project budgets, cash flow forecasts, and cost analyses.
Monitor financial performance and identify opportunities to improve profitability.
Manage billing processes, payment applications, and financial reporting requirements.
Review project expenditures and implement corrective actions when necessary.
Schedule Management
Develop and maintain project timelines and milestone schedules.
Collaborate with field leadership to ensure construction activities stay on track.
Assess schedule risks, delays, and change impacts, implementing recovery plans as needed.
Communicate schedule updates to project stakeholders.
Contracts & Change Control
Administer project contracts, subcontracts, and related documentation.
Evaluate proposed changes for financial and operational impacts before approval.
Maintain accurate records supporting contractual obligations and project modifications.
Ensure compliance with project agreements and company procedures.
Client & Stakeholder Relations
Act as the primary liaison between ownership, consultants, and project teams.
Foster strong client relationships through clear communication and proactive problem-solving.
Coordinate with architects, engineers, permitting agencies, and other key partners throughout the project lifecycle.
Address concerns and resolve issues to maintain project objectives and client confidence.
Risk Management
Identify potential project challenges and develop mitigation strategies.
Partner with field teams to resolve issues affecting productivity, quality, budget, or schedule.
Escalate critical concerns and drive timely resolution to minimize project disruption.
Promote proactive planning and decision-making across the project team.
Documentation & Project Closeout
Maintain complete and organized project records, including RFIs, submittals, meeting documentation, warranties, and closeout materials.
Lead turnover and closeout activities to ensure all contractual deliverables are completed.
Verify financial reconciliation and final documentation requirements are satisfied.
Support additional business and project initiatives as assigned.

○ 5+ years of experience in project management and finance
○ 50+ million range project size
○ CMAR Experience

○ Has AWS experience
