This individual will be responsible for overseeing mechanical scope planning, coordination, execution tracking, and turnover readiness from early project phases through commissioning and final completion, ensuring alignment with project schedules, quality standards, and operational objectives.
The Mechanical Superintendent will serve as the primary coordination lead for critical mechanical infrastructure including cooling systems, chilled water systems, HVAC equipment, central utility systems, hydronic distribution systems, thermal management technologies, building automation systems, and other complex mission-critical mechanical environments. This role requires close collaboration with project management, MEP leadership, engineering teams, equipment vendors, commissioning teams, design consultants, and client stakeholders throughout the project lifecycle.
Key Responsibilities
Mechanical Program Leadership
Lead day-to-day coordination of all mechanical project activities in an office-based environment.
Oversee mechanical scope planning, execution tracking, and alignment with project milestones.
Coordinate with vendors, consultants, equipment suppliers, and project stakeholders to ensure scope delivery aligns with program requirements.
Monitor resource planning, production tracking, and overall progress against established project schedules.
Mentor project engineers, coordinators, and support staff while fostering a collaborative environment.
Represent mechanical scope coordination in meetings with stakeholders, design teams, and program leadership.
Schedule & Program Execution
Partner with Project Managers, MEP leadership, and scheduling teams to develop detailed execution and commissioning plans.
Utilize short-interval planning data and reporting tools to track progress and support schedule adherence.
Analyze upcoming activities, identify constraints, and support mitigation planning.
Coordinate equipment delivery planning, prefabrication strategies, and sequencing efforts.
Contribute to recovery planning and schedule acceleration initiatives when required.
Support critical path monitoring through reporting, forecasting, and coordination activities.
Mechanical Coordination & Systems Integration
Coordinate mechanical systems with electrical, fire protection, structural, architectural, controls, and technology infrastructure disciplines.
Review drawings, specifications, BIM models, RFIs, submittals, and shop drawings to identify coordination considerations.
Lead interdisciplinary coordination efforts to minimize system conflicts through proactive planning.
Validate equipment layouts, maintenance accessibility requirements, redundancy strategies, and system integration requirements through design coordination.
Support constructability reviews and value engineering initiatives from a planning and documentation perspective.
Coordinate mechanical scope alignment with data center design and operational requirements.
Mission-Critical Mechanical Infrastructure
Oversee coordination and delivery planning for critical mechanical infrastructure commonly found in hyperscale and enterprise data center environments, including:
Chilled water systems
Air-cooled and water-cooled cooling systems
Computer room air handlers (CRAH)
Computer room air conditioning (CRAC) systems
Cooling towers
Heat rejection systems
Hydronic distribution systems
HVAC and environmental control systems
Mechanical utility infrastructure
Building automation systems (BAS)
Direct and indirect cooling technologies
Thermal management systems
Redundant mechanical systems supporting uptime requirements
Ensure mechanical systems align with design specifications, quality standards, commissioning requirements, and operational objectives through coordination and documentation review.
Quality & Compliance
Perform quality reviews through documentation, reporting, and coordination processes.
Ensure alignment with applicable codes, project specifications, manufacturer requirements, and industry standards.
Coordinate inspections, testing activities, and required documentation for turnover readiness.
Support risk identification and mitigation planning related to mechanical system delivery.
Commissioning & Turnover
Support coordination of startup, testing, balancing (TAB), commissioning, and turnover activities.
Coordinate with equipment vendors, TAB specialists, commissioning teams, and stakeholders.
Track closeout items and support turnover readiness efforts.
Ensure systems meet performance and operational requirements prior to final handover.
Facilitate documentation reviews including O&M manuals, commissioning reports, and turnover packages.
