Job Description

AMPAM is seeking a results-driven Maintenance Program Manager to support the growth and operations of its Service Division. This individual will play a key role in expanding AMPAM's maintenance and service business across multifamily residential, hospitality, and select light commercial properties.
This position will initially be focused heavily on business development and sales efforts (approximately 70%), with operational responsibilities increasing as the service portfolio grows. The Maintenance Program Manager will be responsible for promoting and selling AMPAM's HVAC, plumbing, and electrical service offerings, developing long-term maintenance agreements, and serving as a trusted advisor to property owners, management companies, and facility teams.
In addition to driving new business, this individual will coordinate with field personnel to ensure maintenance and service work is scheduled, staffed, and executed successfully. The ideal candidate combines strong sales acumen with an understanding of MEP systems and service operations.
Responsibilities:
• Develop and grow AMPAM's preventative maintenance and service business across multifamily residential, hospitality, and light commercial properties.
• Prospect and build relationships with property owners, property management groups, asset managers, and facility personnel.
• Present AMPAM's HVAC, plumbing, and electrical maintenance and service capabilities to prospective and existing clients.
• Identify opportunities to establish recurring maintenance agreements and long-term service contracts.
• Prepare proposals, service agreements, pricing packages, and customer presentations.
• Manage and expand relationships with existing customers while pursuing new business opportunities.
• Partner with construction and project teams to transition completed AMPAM projects into ongoing maintenance and service agreements.
• Track sales activity, pipeline development, and business growth metrics.
• Coordinate maintenance schedules and service activities with field technicians and operations personnel.
• Ensure appropriate staffing and resource allocation for inspections, preventative maintenance visits, and service calls.
• Serve as the primary liaison between customers and field teams.
• Monitor service delivery to ensure customer expectations, timelines, and quality standards are consistently met.
• Support contract renewals, customer retention initiatives, and ongoing account management.
• Assist in developing processes and procedures that support the continued growth of the Service Division.

Required Skills & Experience

• 3-10 years of experience within the MEP, facilities services, building systems, construction, or service industry.
• Proven experience selling maintenance, service, or preventative maintenance programs related to HVAC, plumbing, electrical, or other MEP systems.
• Strong understanding of MEP systems and service operations.
- Experience selling MEP maintenance and service programs within the multifamily residential or hospitality industries.
• Demonstrated success developing business, building client relationships, and closing service agreements.
• Experience presenting solutions, proposals, and service offerings to customers and stakeholders.
• Ability to generate new business while maintaining and growing existing accounts.
• Excellent communication, relationship-building, and customer service skills.
• Strong organizational and project coordination abilities.
• Ability to manage multiple customers, schedules, priorities, and projects simultaneously.
• Experience working cross-functionally with field technicians, service teams, and operational personnel.
Proficiency with Microsoft Office Suite and CRM systems.

Nice to Have Skills & Experience

• Background working for a mechanical, plumbing, electrical, or MEP contractor.
• Experience managing recurring maintenance contracts or preventative maintenance programs.
• Previous responsibility for scheduling and coordinating field technicians or service crews.
• Familiarity with transitioning construction projects into long-term maintenance and service agreements.
• Experience supporting service operations in light commercial properties.
• Knowledge of property management, facilities management, or building maintenance environments.
• Experience helping build or scale a growing service division or business unit.
• Existing relationships within multifamily, hospitality, or commercial property ownership and management organizations.
