Key Responsibilities
Portfolio Performance & Oversight
• Own portfolio-level performance across financial, operational, and compliance dimensions
• Monitor asset performance through established reporting, dashboards, and review rhythms
• Identify trends, risks, and opportunities early and drive appropriate action
Systems, Tools & Process Ownership
• Ensure consistent use of Asset Management tools, templates, and reporting systems
• Maintain and improve documented Asset Management processes in Trainual
• Partner with Operations to ensure processes remain practical, current, and usable
Third-Party Manager Oversight
• Hold third-party property managers accountable for performance, compliance, and reporting
• Establish clear expectations, escalation paths, and follow-through mechanisms
• Lead corrective action planning when performance or compliance issues arise
Risk & Compliance (Portfolio Accountability)
• Accountable for portfolio compliance outcomes by ensuring third-party managers execute requirements accurately, document appropriately, and correct gaps with sustained follow-through
• Own rent & income compliance oversight, including verification of accuracy and timely correction and prevention of repeat errors
• Own physical asset and inspection risk oversight by ensuring inspection findings are complete, reviewed, prioritized, and tied to corrective action closure
• Own escalation of property-level risk issues (repeat deficiencies, performance failures, resident/safety concerns) based on defined thresholds, and ensure corrective actions remain closed
• Ensure audit and monitoring readiness across the portfolio, including defensible documentation and prevention of repeat findings
• Partner with Operations on escalation readiness and enterprise risk visibility; Operations leads claims, litigation, and insurance renewals/negotiations execution
Team Leadership
• Lead, coach, and support Asset Managers responsible for day-to-day portfolio execution
• Ensure clear role clarity, regional or portfolio assignments, and decision rights
• Build team capability through systems, guidance, and structured oversight
Cross-Functional Collaboration
• Coordinate with Finance, Operations, Development, and Acquisitions across the project lifecycle
• Support smooth transitions between development, stabilization, operations, and disposition phases
