Job Description
This role is focused on onsite coordination for a newly built, ownership-led development that is preparing for tenant buildouts and openings. Approximately 60% of the day will be spent onsite, walking the property, inspecting spaces, verifying utilities, confirming capacity and readiness, and resolving issues in real time. The Project Delivery Manager will act as the central communication hub, working closely with tenants to ensure schedules stay on track, questions are addressed, and expectations are aligned. The role is heavily tenant-facing, with tenant coordination making up roughly 65% of the workload, supported by construction coordination (15%) and ownership/leadership communication (20%). Daily responsibilities include reviewing leases and work letters, aligning on what can be provided versus what differs by tenant, coordinating inspections, and ensuring issues are resolved rather than simply escalated. The role also includes administrative and documentation responsibilities, weekly progress reporting sessions, and preparation of summary reports for ownership. Direction will primarily come from the onsite client leadership team, with a weekly check-in to a regional leader based in Atlanta.
Key Responsibilities Include:
• Serving as the primary onsite liaison between tenants, ownership, leadership, and construction partners.
• Coordinating tenant buildouts, space readiness, inspections, and issue resolution.
• Reviewing leases, work letters, schedules, and tenant requirements to ensure alignment.
• Preparing weekly status updates and summary reports for ownership and leadership.
• Participating in inspections and reviewing invoices and payments related to tenant work.
• Maintaining clear documentation and tracking progress using tools such as Smartsheets or Bluebeam.

Required Skills & Experience
• 5–7 years of construction PM experience supporting large-scale, multi-tenant developments or buildouts in a food service environment
• Exceptional communication skills with the ability to negotiate, build consensus, and manage expectations across tenants, ownership, and leadership
• Strong organizational skills with the ability to manage multiple schedules, stakeholders, inspections, tenants, at once, documentation, and weekly reporting
• Familiarity with tenant fit-outs, lease reviews, work letters, and inspections.
Nice to Have Skills & Experience
• Experience using Smartsheets and/or Bluebeam.
