Job Description

Position Summary

The Asset & Maintenance Lead is responsible for establishing, managing, and continuously improving the asset management, maintenance coordination, reliability, and equipment lifecycle programs supporting a manufacturing facility.

This role serves as the operational leader responsible for ensuring facility, utility, production support, and infrastructure assets are appropriately identified, tracked, maintained, and supported throughout their operational lifecycle. Working under the direction of the Operations Manager – Facilities, the Asset & Maintenance Lead develops the maintenance operating model, asset management framework, preventive maintenance strategy, work order governance processes, and maintenance performance programs required to support long-term facility reliability.

The Asset & Maintenance Lead partners closely with Manufacturing, Facilities, Utilities Operations, Warehouse Operations, Safety Operations, Digital Systems Integration, and vendor organizations to support operational readiness, asset reliability, equipment availability, and business continuity.

This position plays a critical role during site mobilization, Assembly launch, Fabrication expansion, and long-term production operations by helping ensure asset performance and maintenance activities remain aligned with production and operational requirements.



Key Responsibilities

Asset Management Leadership

Develop and manage the facility's asset management program.

Provide oversight for:

Asset identification

Asset hierarchy development

Asset lifecycle management

Equipment inventory management

Asset criticality assessments

Asset ownership alignment

Asset documentation control

Asset reporting

Establish and maintain a centralized view of facility, utility, and operational support assets across the site.



Maintenance Program Management

Lead development and management of maintenance operations supporting the facility.

Oversee:

Preventive maintenance programs

Corrective maintenance processes

Maintenance planning

Work order management

Reliability initiatives

Maintenance scheduling

Contractor maintenance activities

Maintenance performance reporting

Ensure maintenance activities support operational readiness, equipment reliability, and business continuity.



Preventive Maintenance Strategy

Develop and administer structured preventive maintenance programs.

Coordinate:

PM development

PM scheduling

PM compliance tracking

Manufacturer recommendation review

Asset maintenance planning

Maintenance execution standards

Preventive maintenance reporting

Ensure maintenance programs are aligned to asset criticality and operational requirements.



Reliability & Equipment Performance

Support development of reliability-centered maintenance practices.

Monitor and analyze:

Equipment reliability

Asset availability

Failure trends

Maintenance effectiveness

Recurring issues

Operational interruptions

Reliability indicators

Partner with stakeholders to implement corrective actions that improve long-term equipment performance.



CMMS Administration & Governance

Partner with Digital Systems Integration teams to establish and govern maintenance management platforms.

Support:

CMMS implementation

Asset hierarchy creation

Work order workflows

Preventive maintenance schedules

Reporting structures

Equipment records management

Data integrity reviews

Ensure the CMMS becomes the system of record for maintenance operations and asset visibility.



Work Order Management

Establish and manage work order governance processes.

Coordinate:

Work request intake

Work order assignment

Prioritization

Scheduling

Completion tracking

Escalation management

Closure verification

Ensure maintenance activities are documented, prioritized, and completed efficiently.



Vendor & Contractor Coordination

Manage maintenance-related vendor and contractor relationships.

Support:

Contractor onboarding

Scope coordination

Maintenance service providers

Equipment support vendors

Specialized maintenance resources

Warranty management

Service performance reviews

Maintain visibility into vendor performance, response times, and contractual obligations.



Asset Readiness & Site Mobilization

Support asset readiness activities during site startup and operational ramp.

Coordinate:

Asset onboarding

Equipment documentation

Maintenance plans

Spare parts planning

Vendor support planning

Reliability reviews

Startup readiness assessments

Ensure assets are properly prepared and supported before operational deployment.



Spare Parts & Inventory Coordination

Partner with Warehouse Operations and Facilities leadership to support maintenance inventory strategies.

Coordinate:

Critical spare identification

Inventory planning

Parts availability

Vendor sourcing support

Stock level recommendations

Maintenance inventory reporting

Reduce downtime risk by improving maintenance material readiness.



Maintenance Performance Reporting

Develop and maintain maintenance reporting frameworks.

Monitor and report on:

PM compliance

Work order completion

Maintenance backlog

Asset availability

Failure rates

MTTR (Mean Time to Repair)

MTBF (Mean Time Between Failures)

Vendor performance

Equipment reliability trends

Provide regular performance updates to Facilities leadership and operational stakeholders.

Manage maintenance and asset-related issues through successful resolution.

Maintenance backlog issues

Vendor response issues

Spare parts shortages

Operational disruptions

Maintain visibility into open maintenance risks and drive timely corrective action.



Safety & Compliance Coordination

Partner with Safety Operations and HSE leadership to ensure maintenance activities support site safety requirements.

Coordinate:

Maintenance safety reviews

Energy isolation support

Contractor safety alignment

Equipment readiness reviews

Maintenance-related corrective actions

High-risk maintenance activities

Promote safe and disciplined maintenance execution throughout the organization.



Continuous Improvement

Identify opportunities to improve:

Asset reliability

Maintenance effectiveness

Maintenance planning

Spare parts management

Data accuracy

Vendor performance

Reporting visibility

Operational readiness

Support implementation of reliability and maintenance best practices.



Phase 1 & Phase 2 Responsibilities

Phase 1 – Site Mobilization & Asset Readiness

Maintenance governance processes

Maintenance staffing plans

Establish the maintenance operating model required for workforce ramp and facility activation.



Phase 2 – Operational Launch & Workforce Ramp

Contractor management activities

Reliability tracking

Maintenance governance reviews

Provide hands-on operational leadership during Assembly launch and early production activities.



Transition to Scaled Operations

As operations mature:

Expand maintenance capabilities

Improve reliability programs

Increase predictive maintenance maturity

Enhance reporting sophistication

Support asset lifecycle planning

Drive continuous improvement initiatives

Ensure maintenance operations scale effectively alongside facility growth.



Governance & Documentation

Maintain and support:

7–10+ years of experience in maintenance operations, asset management, facilities maintenance, reliability engineering, industrial operations, or technical operations

Experience supporting manufacturing, industrial, semiconductor, data center, or mission-critical environments

Strong understanding of:

Preventive maintenance programs

Asset lifecycle management

Reliability methodologies

CMMS administration

Vendor management

Equipment performance analysis

Experience leading maintenance or technical support teams

Strong analytical, organizational, and problem-solving skills
